It may still be a Buyer’s market here on the southern Coast of Oregon. As we head in to our selling season, Buyers and Sellers are coming together from Brookings to Coos Bay to make sales happen! There are more than a few reasons why, but one of the main factors I’ve seen is that the Sellers are being reasonable with their pricing and open to the advice and hard facts that are being offered to them by local Realtors.

Not only did we list a beautiful ocean view home on a private road on Coast Guard Hill for $200,000 less than it was purchased it for, but we also had a major price reduction on a Port Orford ocean view parcel that is also out of the tsunami zone. Who doesn’t admire an ocean view? Whether it is overlooking the rock formations north of Gold Beach, or a sunset view in the Charleston area, our coast boasts views that can’t be compared to anything but stellar.

As is typical for the real estate trends in our area, Coos and Curry County’s coastal real estate is generally one of the last to feel the crunch of the downward spiral, but also one of the last to recover. Unfortunately, that can mean a loss for Sellers, especially with investment property that was bought back in the peak of the market. However, the up side is: the more reasonable Sellers are with pricing, the easier it is to find a match with a Buyer. And Buyers are out there!
