Our management fee is 8% of the gross monthly rents or a minimum of $55 per property, whichever is greater, and late fees collected plus a $7 monthly administrative fee. This service includes rent collections, mailing and posting of late notices, monthly accounting of income and expenses, payment of landscape and/or utility bills, monthly owner statement and owner disbursements by the 15th of the month, handling of service and normal maintenance requests, and lease renewal signings. As part of our regular services, we also offer an annual (one time per year) interior and exterior property review.
Our leasing fee, should you have a vacancy to fill is equal to ½ of the monthly rent to procure a new tenant. This service includes coordinating maintenance and cleaning of the property for rental, marketing and advertising of your property online with photos (print advertising is at our discretion), showing of the property to potential tenants, screening of applicants, collection and accounting of move in deposits and rents, signing of new lease and move-in inventory check list.
Additional services may apply from time to time. There is a $30 hourly fee for additional services such as handling of evictions, monitoring of major repairs or renovations, additional property reviews, etc.

We understand that each property and Home Owner has individual needs, and we are willing to accommodate our service plans for you.
If you are interested in renting one of our properties, please feel free to download and complete our Rental Application. Application fees are $25 per adult occupant, age 18 and over and they are non-refundable.
We require a $200 holding deposit to reserve a property for up to 2 weeks and $400 if your move in date is later than 2 weeks from your reservation date. Holding deposits will be applied towards your security deposit. Security deposits are equal to 1.5 times the rent. We do not hold homes longer than 2 weeks if they are vacant and ready to move in.
Most of our rental homes are pet friendly to responsible pet owners, although some owners will have restrictions or require approval of pets. Pet Deposits are $150 per pet. If you have more than two pets, this will require owner approval. Domestic pets only please. Certified service animals are accepted with no deposit.
We have a “Smoke Free” Housing policy on all of our properties. We do not allow smoking inside the homes or inside garages. Smoking is restricted to outdoor areas only at least 10 feet away from doors and windows. Click here for more information on the Smoke Free Housing Law for Renters.
