Votes have been counted for Phase 4 of Ocean Trails subdivision to amend the CC&R’s. According to Francis Stadelman, who along with his son, recently acquired 35 bank owned lots, there was an 80% vote to approve the amendment. The changes will be officially recorded as soon as this week and will be made available to the public then.
The amendment is for the following;
1. Dwelling size minimum will be lowered from 1800 square feet to 1300 square feet of living space.
2. Roof pitch minimum will adjust from 5/12 to 4/12.
Although a few of the homeowners may not agree, the amendment is really going to make it easier for us to sell the high inventory of vacant lots for sale. We have had quite a few prospective buyers for vacant land and the majority of the feedback shared about Ocean Trails was concern over the requirement to build an 1800 sq. ft. home. I believe the original CC&R’s have made it difficult to sell the lots and combined with very few sales over the last 2 years, prices have just continued to spiral downwards.
Today there are 34 of 36 lots available under $50,000. Beach Loop Realty has 2 of the 36 lots currently under contract and we are the listing firm of the lowest priced lot available.
728 Rogers Place, Lot 104 is our lowest priced lot in the entire subdivision and is, in my opinion, one of the nicest! List price is only $44,995. It is a corner lot and sits a bit higher than many of the others. You can hear the Ocean from this home site, and I believe a 2nd story ocean view is very likely, although I cannot say for certain. All city utilities are underground and available including high speed internet. A deeded trail for beach access is within the neighborhood.
