Our Rental Application Process
At Beach Loop Realty, our rental application process operates on a first-come, first-served basis. Below is a step-by-step guide to ensure transparency and fairness:
Application Submission and Fee
- First-Come, First-Served: The first individual to complete the rental application and pay the application fee gains the initial opportunity to reserve the desired unit.
- Processing Order: Applications are processed in the order they are received.
Approval and Holding Deposit
- Lease Agreement: Upon approval, you will be asked to sign a Lease Agreement.
- Security Deposit: The full security deposit is required immediately upon approval to secure your reservation. If the deposit is not paid promptly, you may lose your reservation.
- Move-In Requirements: For move-in ready homes, a lease must be signed, and move-in must occur within 10 business days of approval.
- Lease Term: All leases are for a 12-month term unless otherwise specified.
Security Deposits
Security deposits are equal to 1.5 times the monthly rent. For example, if the rent is $1,500, the deposit would be $2,250.
Pets / Animals
- Pet-Friendly Units: Most of our rentals allow pets, but not all. Details on whether cats, dogs, or both are allowed will be posted on the rental listing.
- Pet / Animal Limit: Up to 2 domestic pets or animals are allowed; more than 2 require owner approval.
- Pet Deposit: A $300 refundable pet deposit is required per pet.
Animal Liability Insurance
If you own a dog of certain breeds, you are required to obtain animal liability insurance before moving in. The policy must list both the Property Owner and Beach Loop Realty LLC, DBA Beach Loop Rentals, as additional insured. The breeds requiring insurance include:
- Pit Bulls
- Rottweilers
- Great Danes
- Siberian Huskies
- Wolf Hybrids
- Akitas
- Chows
- Alaskan Malamutes
Service and Emotional Support Animals
- Accommodation Request: If you have a service or emotional support animal, you must request it as a reasonable accommodation for your disability.
- Documentation: You must provide an ESA letter or Service Animal documentation, which must include your name, diagnosis details, and be signed by a licensed mental health professional in your state.
Co-Signer Requirement
If you do not have a rental history, a co-signer may be required.
Renters Insurance
Renters insurance is required as a condition of tenancy. However, if your household income is 50% or less of the area median income (adjusted for family size up to five people), you may not be required to obtain renters liability insurance.
Cancellation Policy
If the security deposit is not paid promptly, your application will be canceled, and we will consider the next applicant in line.
