Sign up for Claude Pro

Go to claude.ai and sign in or create an account. Sign up for the Claude Pro plan — memory and integrations require a paid account.

Connect Gmail and Google Calendar

  • Open any Claude conversation and click the + button in the lower left of the chat window
  • Select Connectors from the menu
  • Find Gmail and Google Calendar and click Connect on each
  • Authorize access through your existing Google account login
  • This lets Claude find your SentriLock showing emails and Calendar feedback automatically — no manual entry needed

Let Claude learn your name and number

You do not need to go into any settings for this. The first time you use either prompt, Claude will ask for your name and cell number if it does not already know them. Once you answer, Claude will remember it in every future conversation automatically.

That's it for setup. From here on, open a new Claude conversation, upload your documents, paste the prompt, and start talking. Claude will guide you through every step — and ask if it needs anything before building the report.

Prompt 1 — New Listing CMA

Use this BEFORE you list — When you are preparing to price a property and need a data-driven recommendation for your seller consultation.

Step 1 — Upload These Documents

  • County tax record (pull from the assessor's website or MLS)
  • RMLS comp report in Agent Full format — run it broad: solds, actives, pendings, and expireds. Don't pre-filter. Claude will help narrow it down.
  • 6-month market statistics report (download from RMLS or your board's market report tool)
  • Any prior or expired listing history for this property — pull from the History tab in RMLS and upload those listing sheets
Tip — run your comps wide and prioritize quality over quantity. Upload solds, actives, pendings, and expireds — don't pre-filter. The sold comp target is ideally 3–6, but 2 or 3 strong comps beat several weak ones every time. Actives and pendings show what buyers are comparing your listing against right now. Expireds show where the market said no. Claude will organize everything and ask you questions before finalizing. Your local knowledge — road noise, views, condition differences, seller concessions — is what makes the analysis meaningful.

Step 2 — Tell Claude About the Property

You don't fill out a form. Just talk to Claude the way you'd describe the property to another agent. Cover these topics:

Step 4 — Work With Claude

Claude will walk you through each step. It will:

  • Ask for your name and cell number if it doesn't already have them — then remember them going forward
  • Confirm what documents it received and flag anything missing — and ask throughout if something would help
  • Select the best sold comps — ideally 3–6, quality over quantity — and include actives, pendings, and expireds as context
  • Ask you about any comps it is uncertain about before finalizing
  • Build a comp table grouped by status with $/sq ft and lot size in every row
  • Run an accuracy check twice before writing anything
  • Give you a price range: low, recommended, and ceiling
  • Write a clean, print-ready seller report with BLR brand colors applied
  • Deliver the finished report as a downloadable Word document (.docx) ready to print
Check the report before you share it. Make sure the comp table is there, $/sq ft and lot size are filled in every row, and the price range shows three numbers — not just one. If anything is missing, just ask Claude to fix it.

Prompt 2 — Active Listing Market Update

Use this AFTER you are already on the market — When a listing hasn't sold and your seller needs a professional update on where things stand.

Step 1 — Upload These Documents

  • Original listing sheet from when the property went live
  • Updated RMLS comp report in Agent Full format — run it fresh today, broad parameters, all statuses
  • MLS history report for the property — shows all price changes, days on market, and any prior listing activity
  • Any prior or expired listing sheets for this property from the RMLS History tab
  • Any updated market statistics published since the original list date
Showings — Claude can find them automatically. If you use a SentriLock lockbox, Claude can pull your showing dates directly from the notification emails in your Gmail inbox. If you also log showing appointments in Google Calendar and paste feedback from the showing agent into the appointment description, Claude will pull that too — no manual entry needed. Just make sure Gmail and Google Calendar are connected in your setup.

Step 2 — Tell Claude the Story

This is a conversation — not a form. Tell Claude what has happened with this listing. Cover:

Tip — the Marketing Commitment checklist. You have three options: describe what marketing has been done in your conversation and Claude will summarize it in the report. Or upload your completed Marketing Commitment to Sellers checklist as a document — Claude will read it and pull the key items into the report. Or skip it in the report entirely and attach the checklist to your seller email as a separate document. Any of these works — pick what fits your workflow.

Step 4 — Work With Claude

Claude will:

  • Ask for your name and cell number if it doesn't already have them — then remember them going forward

  • Count each unique showing date as one confirmed showing — SentriLock sends multiple notifications per visit and Claude knows how to handle that

  • Build an updated comp table grouped by status with $/sq ft and lot size in every row
  • Run an accuracy check twice before writing anything
  • Assess whether your current price is still supported by the market
  • Give you an updated price range: low, recommended, and ceiling
  • Write a clean, print-ready seller report with BLR brand colors applied
  • Deliver the finished report as a downloadable Word document (.docx) ready to print
The tone should be direct, not apologetic. Claude is built to present data and let the seller make the choice. The report will not push a number or soften bad news — it will show the facts. If it sounds too soft, just tell Claude to be more direct.
